Termite control in Sachse, TX

Termites in Sachse come up from the soil. The native eastern subterranean termite lives underground and reaches the house through the slab and along the foundation, so treatment is aimed at the soil and the colony, not only at the wood you can see.

How termites reach a slab house

Subterranean termites need contact with soil moisture. On the slab-on-grade homes that make up most of Sachse, Wylie and Murphy, they come in through cracks and expansion joints in the slab, through the openings around plumbing (the bath trap under a tub is a classic one), and up the outside edge of the foundation behind brick veneer.

Texas A&M AgriLife estimates subterranean termites cause about half a billion dollars of damage in Texas each year, and that an unprotected home has about a 70 percent chance of some damage within 25 years. A newer house is not exempt: the colonies were in the ground before the subdivision.

The signs people call about

  • Swarmers indoors, usually in early spring, followed by shed wings on windowsills. What a swarm means
  • Mud tubes on the slab edge, the brick, the garage wall or behind a baseboard. Mud tubes on the slab
  • Trim or sheetrock that dents or sounds hollow, and paint that bubbles along baseboards.

What treatment involves

An inspection covers the full perimeter of the slab, the garage, plumbing access points and anything wooden touching soil — fences, decks, flowerbed borders.

Treatment is usually one of two approaches, sometimes both. A liquid treatment puts a continuous treated zone in the soil around the foundation and at plumbing penetrations. A bait system places stations in the ground around the house that termites feed on and carry back to the colony. The provider explains which suits the house, how long it is expected to protect it, and how it is monitored.

Ask whether the work comes with a renewable service agreement, and keep the paperwork: it matters when the house is sold.

Questions people ask

How do I know it is termites and not ants?

Termite swarmers have straight waists, straight antennae and four equal wings. Mud tubes on the foundation are the other giveaway. Keep a few swarmers in a bag for the inspection.

Do I have to leave the house?

No. Subterranean termite treatment is done at the soil and the foundation. Whole-house tenting is for other termite species and is rarely part of the job here.

Will the treatment fix the damage?

No. Treatment stops the termites. Damaged trim, framing or sheetrock is repaired separately.
